Infinity – a new office development in the very heart of Wrocław

Avestus Real Estate and European Property Investors Special Opportunities 4 (EPISO 4), a fund advised by Tristan Capital Partners, have finalized the purchase of a property in the very heart of Wrocław. Infinity, a modern office complex, will be constructed at pl. Jana Pawła II (ul. Nabycińska 2). The final building permit has been issued for a seven-storey building with a total area of over 22,000 sqm comprising Class A office and ancillary retail/service space. The project is scheduled to be completed in Q3 2020.

Wrocław is the second-largest regional market in Poland, with over 906,000 sqm of modern office space. Another 286,000 sqm is under construction. Well-developed transport infrastructure, convenient connections with other cities, numerous projects focused on creating an environment conducive to business development, and university facilities, are among  the drivers of Wrocław’s attractiveness. The huge potential of the city is recognized by Avestus Real Estate and Tristan Capital Partners in making the decision to construct an office building at the junction of Nabycińska, Legnicka and Sokolnicza streets.

The planned project provides for a modern office complex offering 19,818 sqm of office space, 2,547 sqm of retail and service space, and an underground car park with 314 parking spaces. With cyclists in mind, 60 bicycle stands will be provided in a closed-off zone including changing rooms and showers.

Mariusz Frąckiewicz, Director Poland, Avestus Real Estate, said: “Infinity is a state-of-the-art office complex project combining top-quality space, very good architecture, and an excellent location in the heart of Wrocław. Modern office complexes mainly attract companies providing modern business services – and these employ young people who care about access to the wide range of amenities offered by the city. With its ideal location in the city centre, Infinity is just a short walk from the Wrocław market square. Proximity to the Old Town and immediate access to the transport hub at pl. Jana Pawła II, with numerous tram and bus lines, are some of the key aspects that make our development stand out from other office projects. We are confident that a combination of these factors, along with our experience and the attention paid to the comfort of the tenants, will translate into success for Infinity.”

The Infinity office complex will hold a BREEAM Excellent certificate. The architectural design was prepared by AHR Architects. The project will be commercialized by JLL. Avestus Real Estate and Tristan Capital Partners hold a final building permit for the construction of Infinity. The complex is scheduled to be delivered in Q3 2020. The initial construction works will commence in May 2018. The Wrocław office complex is the second project to be delivered jointly by Avestus Real Estate and Tristan Capital Partners. The first was Kraków’s Enterprise Park with a total area of 61,600 sqm, the last phase of which was commissioned for use at the end of 2017.
